Prices and supply of real estate in Calonge Costa Brava
In this blog, Porfinca wants to give you insight into the current property prices and supply/demand of real estate in the municipality of Calonge, which also includes Sant Antoni de Calonge. We also draw a comparison with the real estate market at the end of 2020 and will conclude that the real estate supply has fallen and prices have risen sharply in this part of the Costa Brava. There are sufficient elements to assume that the attractiveness of Calonge on the Costa Brava as a real estate investment location remains very high.


Introduction
At the beginning of February 2025, we mapped out the real estate supply in Calonge. We looked at price, square meters, whether or not there was a sea view and in which urbanization the villas, apartments, masias, village houses and plots were offered for sale.
An important conclusion is that compared to 4 years ago, the supply of real estate has halved (with increasing demand), while prices per square meter have risen by 40%.

Supply and pricing of real estate in Calonge
There are 171 Villas, masias and village houses for sale, while 35 plots and 40 apartments are offered.
With the apartments, we have not taken into account a number of large construction projects; these projects will ensure a significant increase in the supply in the coming period.
Apartment prices
The average price of an apartment is 4500 Euro/m², while an apartment with sea view should yield an average of 6100 Euro/m².
The relatively high price of new construction projects will cause an increase in the mentioned average square meter prices. New apartments with a sea view are already offered at 8500 Euro/m², while new seafront apartments go up to 9000 Euro/m²!
The above square meter prices are calculated by dividing the purchase price by the total surface area of the house.
Prices of plots
The average price of a plot in Calonge and Sant Antoni de Calonge is 125 Euro/m². Since the supply of houses is relatively small, a lot is being built on plots for sale. Increasing demand for these plots will increase the prices.
Prices of villas and houses in Calonge
The average price of villas is 3230 Euro/m²; for a villa with sea view you will quickly have to pay 4500 Euro/m².
In the supply of villas, masias and village houses there is a clear shift noticeable (since 4 years ago) towards the somewhat higher price segments. This is mainly due to the fact that after the Covid there has been sold a lot of houses between 300k and 500k.
In the graph below we have indicated the number of houses for sale per price segment

It is illustrative that there are just as many houses for sale under 750k as over 750k. Four years ago, this 50% breakeven point was still at 400k.
Prices of villas in different urbanizations
Square meter prices of villas in Calonge vary greatly between the different urbanizations; from 2200 Euro/m² in Mas Palli (located between Calonge and Platja d’Aro) to 5540 Euro/m² in Torrevalentina close to the beach of Sant Antoni de Calonge.

An important cause of these differences must be sought in the distance to the coast; Mas Palli, Mas Pere and Rio d’Oro are a bit further from the coast, while Mas Vila, Treumal and Torrevalentina are close to the coast.
Another variable is the sea view; Vizcondado de Cabanyes, where many houses enjoy a beautiful sea view, but are also about 5 km from the coast, is for this reason in the middle group with a price of 3200 Euro/m2.
Real estate market trend in Calonge for 2025
The demand for homes for sale on the Costa Brava, especially among foreigners, remains high. Reasons for this include:
Unfavorable tax climate for owners of second homes in a number of northern European countries.
House prices in a number of countries have risen sharply, creating surplus value and therefore the opportunity to invest.
Investors are looking for a safe real estate investment.
The Costa Brava is a destination that can be reached by car for most Europeans.
General dissatisfaction in the country of origin, as is currently the case with a group of Americans.
We do not expect a large growth in the supply of real estate. The reasons for this are:
The houses that come onto the market are sold relatively quickly due to the high demand.
House owners think twice before selling, because their capital is safely invested in real estate.
In contrast to the last financial crisis, there are absolutely no house owners who are forced to sell due to financial problems.
The above means that the prices for real estate in Calonge and the Costa Brava will continue to rise in our opinion, which means that the attractiveness of Calonge on the Costa Brava as a real estate investment location remains very high.
